Airbnb awards Superhost status four times a year, in January, April, July and October. If you meet the criteria at the assessment date, you keep the badge for the following quarter. Miss them and it disappears immediately, regardless of how long you have held it. The badge is not cosmetic — Airbnb's own data shows Superhost listings receive meaningfully higher placement in search results, and many guests filter specifically for Superhost properties when booking in competitive cities like Manchester, Bristol or London.
What Superhost status actually means
The Superhost badge sits on your profile and on every one of your listings. It signals to guests that you have a verified track record of reliability, responsiveness and quality. From a purely commercial standpoint, it functions as a trust signal that reduces the hesitation a guest feels before booking a property they have never stayed in. In markets where supply is dense — central Birmingham, Shoreditch, or the Leeds city centre postcode LS1 — that trust signal can be the difference between a click converting to a booking or a guest scrolling past you to the next option. Superhost hosts also get access to a dedicated support line, which matters more than it sounds when you have a guest locked out at 11pm on a Saturday.
The four criteria you need to meet
Airbnb assesses your account against four specific thresholds. You need to have completed at least 10 stays, or 3 stays totalling 100 nights or more, in the past 12 months. Your overall rating must be 4.8 or above across your reviews in that window. Your response rate must be 90% or higher within 24 hours. Finally, your cancellation rate must be 1% or below, which in practice means you cannot cancel on guests at all unless Airbnb grants an extenuating circumstances exception.
10 completed stays (or 3 stays totalling 100+ nights) in the past 12 months
Overall rating of 4.8 or above
Response rate of 90% or higher within 24 hours
Cancellation rate at or below 1%
The stays threshold catches out a lot of new hosts who set a high minimum night requirement early on. If you open with a seven-night minimum in a market where demand is mostly short breaks, you could end the quarter with only four or five completed stays and miss the first criterion entirely. If you are just starting out, accepting some two or three-night bookings to build your stay count quickly is worth the trade-off in housekeeping cost.
Where most hosts fall short
In practice, cancellations and ratings cause the most Superhost losses. A single host-initiated cancellation on a short portfolio can push your rate above 1% immediately if your stay count is low. Suppose you completed 15 stays in the past year and cancelled one booking because a pipe burst and you needed to close the property. That is a 6.7% cancellation rate, which disqualifies you outright. Airbnb does grant exceptions for genuine emergencies but the process requires documentation and is not automatic. The safest approach is to have a robust maintenance process so that a burst pipe, boiler failure or leak is dealt with same-day rather than forcing a cancellation. Properties managed through a professional operator with an established contractor network tend to have far fewer forced cancellations for this reason — you can read more about how Truestays handles property management if you are considering that route.
Ratings are the other sticking point. Reaching 4.8 is not difficult if every stay goes well. Staying at 4.8 over dozens of stays, across different guest types, is harder. A single 3-star review can drag your average below the threshold if your total review count is modest. The maths work against you when you are small: with 20 reviews averaging 4.9, one 3-star review drops your average to 4.81, which still qualifies. With only 10 reviews averaging 4.9, that same review takes you to 4.73, which does not.
How to protect your response rate
The 90% response rate within 24 hours sounds straightforward until you are away for a weekend, your phone battery dies, or a message arrives at 2am and slips through. Airbnb measures response rate on the first reply to a new enquiry or booking request — it does not count mid-conversation messages, so the pressure is specifically on that first response. The quickest way to protect your rate is to turn on Airbnb's pre-booking message feature so that enquiries get an immediate automated acknowledgement, buying you time to respond properly. Saved message templates for your most common enquiry types — parking questions, early check-in requests, pet queries — mean you can fire off a full reply in under a minute even from your phone.
One thing that catches hosts out: if a guest sends an enquiry and you decline or ignore it without responding at all, that counts against your response rate. Even if the dates are blocked and you know the guest has enquired in error, always send a brief reply. It takes ten seconds and protects a metric that feeds directly into your Superhost eligibility.
Getting your ratings consistently above 4.8
A 4.8 overall rating is the product of six sub-ratings: cleanliness, accuracy, check-in, communication, location and value. You cannot control location, but you can control the other five. Cleanliness is the category guests weight most heavily and complain about most loudly — a single hair in the shower or a smear on a hob will earn a 3 or 4 in cleanliness even if the guest enjoyed the stay overall. Professional cleaning with a thorough checklist is not optional if you are serious about maintaining Superhost. At Truestays we use a photographic check-out report on every turn so that any issue is caught before the next guest arrives rather than appearing in a review.
Accuracy is underestimated. If your listing says there is parking and the guest arrives to find a permit zone they were not warned about, that is a 3-star accuracy review waiting to happen. Walk through your listing description twice a year and update anything that has changed. If a sofa bed has been removed, if the smart TV no longer has Netflix, if a nearby building site has started — update the listing. Guests do not punish honesty; they punish surprises.
Value is the sub-rating that catches hosts who have pushed their nightly rate up without improving the product. If you have raised your rates in line with dynamic pricing recommendations but your furnishings, linens or amenities have not kept pace, guests will mark you down on value even when they enjoyed the stay. Periodically checking what comparable Superhosts in your postcode are offering — and matching or exceeding it — keeps this sub-rating healthy. Our interiors guidance covers what specification tends to land consistently high value scores in the UK market.
Is Superhost worth the effort?
The short answer is yes, but the effort needs to be proportionate. Superhost status does not transform an underperforming listing in a weak market into a strong one. What it does is compound an already good listing's results. In high-demand cities — central Liverpool, Leeds, Birmingham's Jewellery Quarter — the search ranking lift from Superhost status is measurable in additional booking nights per month. One operator we know in Nottingham found that regaining Superhost after losing it briefly during a difficult quarter coincided with a 12% increase in bookings over the subsequent eight weeks. Isolating Superhost as the sole cause is impossible, but the timing was not a coincidence.
The hosts who find Superhost hardest to maintain are those managing several properties reactively — responding to issues as they arise rather than preventing them. The criteria reward consistency, and consistency requires systems. Standardised cleaning, saved message templates, a reliable maintenance contact and a listing that accurately reflects the property are the four practical foundations. None of them are complicated, but all of them require deliberate setup.
